North Davis Farms is the smallest neighborhood with the largest upscale, custom, and luxury single-family homes located on the northwest side of North Davis. There are only 26 single-family homes built on large lots. Two lots are still awaiting construction, making the total number of residential lots 28. The minimum home size is 3,500 square feet, situated on approximately 0.4–0.8-acre lots, with an average home price of $2.45 million. Owner-occupancy is 98%, with an average household income of $200,000, making this population one of the most affluent in the City of Davis.
The inventory of homes for sale is often zero. As of now, there are zero active listings in North Davis Farms. Sales are infrequent with low turnover. There is a handful of “recently sold” in this neighborhood, which is consistent with a micro-enclave where years can pass with few closings.
